Quick Story:
My first deal was back in 2016. Not knowing anything about real estate, I was a bit nervous every step of the way. What I learned is that feeling of fear or uncertainty is completely normal for 100% of people that try new things and that you should never let that hold you back as 99% of people that fail, do so right before they have their breakthrough and accomplish their goal.
I was working full time at a local hospital at the time and decided to go ahead and take the steps that I’m about to show you in this course. I had to search for each one of these steps individually and piece it all together by reading books, finding the right blogs and videos online and finding other local investors to help me when I got stuck. This was all part of the journey but when I finally got my first motivated seller and prepared for the conversation (I’m sure I looked like a deer in headlights by some of the questions he asked me as I knew nothing about real estate at the time).
About 30 days later I closed that first deal and cashed in my very first check for $7,500 profit. Shortly after that I cashed another for $10,000 profit than my 3rd deal was for $20,000 profit. I EARNED while I LEARNED and hope that you take the same opportunity!

Too many questions unanswered. Unfortunately this is basic stuff I have found on the internet for free. I was expecting a lot more. For wholesaling, I wanted to learn more about what happens if I can’t find a cash buyer, what other strategies can be used to close the deal. What to say to hard money lenders when trying to find cash buyers. Do they just give you a list? What type of neighborhoods should I focus in on. How do I know if a wholesale deal would be attractive to another investor who flips or rents and what is the formula for figuring those things out. What happens if the seller sees you’re marketing their home for sale when you don’t own it. What do you tell sellers when they question you on what you are doing. What if they don’t want to sell to you when they find out you are making a profit. How do you determine what your assignment fee should be. What’s a couple different ways to estimate repairs. What does the walk through look like with the seller and how should that process go. He mentions a end buyer walk through but didn’t talk about details on that such as the best time for it, what to say to the seller, etc. he didn’t talk about his own deals that had different scenarios and how he closed the deal which would help a lot. I could go on. This course is really just sort of a checklist. And I worry it may be dated as the Zillow search was 2017 and contracts dated 2019 so just worried how much of the content is from 2017 – now. For me, it was not what I was expecting.
